1. Brokerage & Licensee Disclosure

• Independent Licensee: This Site is owned and operated by C. Matthew DeBusk (“Licensee”), a licensed real estate professional under both the Georgia Real Estate Commission (GREC) and the South Carolina Real Estate Commission (SCREC), affiliated as an independent contractor with Keller Williams Realty.
• Franchise Disclaimer: Keller Williams Realty, LLC is a real estate franchisor. Local KW offices (“KW Market Centers”) are independently owned and operated. Licensee is an independent contractor of affiliated local KW Market Centers.
• Scope of Agreement: This Agreement applies strictly to your use of this Site and does not govern any real estate brokerage agreements, agency representation, or contractual services entered into separately between you and Licensee or any affiliated KW Market Center.

2. Informational Purpose Only; No Legal, Financial, or Brokerage Relationship

• Not Advice: The content provided on this Site—including property photos, listing descriptions, financial calculators, neighborhood data, and AI-generated responses—is provided solely for general informational and marketing purposes. It does not constitute legal, tax, financial, appraisal, or formal real estate advice.
• No Agency Established: Visiting this Site or submitting an inquiry through a contact form does not create a real estate brokerage relationship, fiduciary duty, or agency relationship between you and Licensee under Georgia law (including the Brokerage Relationships in Real Estate Transactions Act - BRRETA) or South Carolina law (including the South Carolina Real Estate License Law). 4. Prohibited Uses & Automated Gathering

You represent and warrant that you will not:

• Use the Site for any unlawful purpose or in violation of federal, Georgia, South Carolina, or local laws.
• Use any robot, spider, scraper, or artificial intelligence (AI) tools/models to query, scrape, extract, or index content from this Site for data mining, LLM pre-training, or fine-tuning without prior written consent.

7. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY GEORGIA AND SOUTH CAROLINA LAW, IN NO EVENT SHALL LICENSEE, KELLER WILLIAMS REALTY, LLC, OR ITS AFFILIATED MARKET CENTERS BE LIABLE FOR ANY DIRECT, INDIRECT, INCIDENTAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM YOUR USE OF, OR INABILITY TO USE, THIS SITE OR ITS CONTENT. YOUR SOLE REMEDY FOR DISSATISFACTION WITH THE SITE IS TO STOP USING IT.

8. Indemnification

You agree to defend, indemnify, and hold harmless Licensee, Keller Williams Realty, LLC, and its local Market Centers from any claims, damages, costs, or liabilities (including attorney’s fees) arising out of your use of the Site or your breach of this Agreement.

9. Governing Law & Dispute Resolution

This Agreement is governed by and construed in accordance with the laws of the State of Georgia and the State of South Carolina, as applicable based on the location of the property or services rendered, without regard to conflict of law principles. Any legal action or proceeding relating to this Site shall be instituted exclusively in state or federal courts located in Georgia or South Carolina.
